How to buy a new building safely!

Buying apartments in houses that are still under construction, the so-called “new buildings”, is quite risky. And in order not to become a victim of fraud, you need to approach this issue with all responsibility and as scrupulously as possible.

The very first rule – take your time! Even if you have already found your dream apartment. It is necessary to check everything thoroughly, to collect all the information about the development campaign of this new building. This can be done using the Internet, the media or in the traditional way – to establish contact with people who bought apartments in the new building of this developer. And to find out whether they are happy with the purchase and whether they had problems with the deadlines.

If everything is perfect and the reputation of the developer is impeccable, then contact the main office of the company to find out the conditions and scheme for the sale of the apartment. It is important to know that today in Ukraine only 2 types of agreements are validly valid: an agreement on shared participation in construction through the Construction Financing Fund and an agreement on reservation and purchase of securities. Ask what contract you will need to sign.

In addition, the developer must specify:

– Does he have a building permit;

– how the land plot is assigned to it (act of ownership, land number in the cadastral register, lease agreement);

– is there a license for a construction company;

– who finances the construction: private investors (this is risky), or large financial companies and beams.

Before signing the documents, conduct a legal analysis of the contract. And if you doubt your own strength, then be sure to contact a specialist.

And most importantly, when buying an apartment in a new building, contact only well-known and reliable companies.
