Country house or cottage for rent !!!

You always want to have a special place to rest on hand. For this purpose, a cottage or a country house is just perfect.

But this raises the question of what to do if there is no money to buy a summer cottage or if you don’t want to bear the fixed costs of maintaining a summer cottage or a private house, due to the fact that you go out with friends only a few times a year. In this case, perhaps you should not spend money on the purchase of real estate, but simply rent it out.

Or, for example, you need to receive unexpected guests, spend a family holiday or a party with friends, there is a way out – a summer cottage for rent. You can rent a house both for daily rent and for the season, having concluded an agreement with the owner for the season (mainly a summer house is needed for the summer). If you are used to working with realtors to simplify tasks, then start renting a summer house yourself and directly with the landlord, as real estate agencies rarely engage in this type of activity.

Renting a country house, you save money, because you pay the rent, and not buy a house. Benefit is felt not only by you, but also by the owner of a private house.

Of course, the owner should be prepared for the fact that at the end of the lease term, no matter how neat and decent tenants are, there is a high probability that damage will be caused: a damaged carpet, a broken tree or bush, etc. This may not be someone’s malicious intent, but in order to avoid negative emotions, it is necessary to determine in advance the legal ways to resolve possible contradictions with the owner. It is advisable to do this in writing by drawing up a lease agreement, writing in there all the exciting nuances.

Such contracts are often accompanied by a pledge to guarantee protection of the interests of the owner in case of unforeseen circumstances. The amount of the deposit depends on many factors: how many people rent a house, for what purpose, the size of the house, its condition, etc.

Upon completion of the lease, the security deposit is returned, provided that no mutual claims arise. If there are still claims, for example, the tenant has caused damage to the house or the area around the house, in this case a certain amount is deducted from the security deposit to compensate for the damage. The amount of the deposit may be from 40% to 100%. In any case, the contract is your guarantee of security.
