How not to overpay, buying “cheap” housing – Alexander Pikulik

Construction companies are now competing for each buyer, as housing supply has recently exceeded demand. However, experts advise a good look if you are offered too low a price. There is a risk that during the repair you will have to spend money on a lot of parts that will reduce the savings to nothing. How not to overpay for “cheap housing”, we asked the developer of the LCD “Central” Alexander Pikulik.

In recent years, Ukraine has significantly increased the volume of new square meters of housing. According to the State Statistics Committee, in just 9 months of last year, 934,500 square meters were commissioned. m of new buildings. This is 51.7% more than for the same period in 2018. Most build in the capital and satellite cities of Kiev. In total, more than 300 new buildings were erected in Kiev in 2019.

At the same time, demand for square meters last year was lower than forecasted. In such circumstances, construction companies are forced to compete fiercely with each other for new buyers who are in no hurry to invest in new housing.

Some companies are trying to compete in price. This is not easy, because wages have grown as well as the cost of building materials. Therefore, experts recommend that you be careful, because a reduced price may be associated with a reduced quality of a new building, as well as many nuances that you still have to pay for later.

Developer LCD “Central” Alexander Pikulik advises in advance to calculate how much it will cost to bring square meters in order if you buy an apartment with a minimum content.
“Construction lasts six months longer if the walls are plastered, the floor is screed, the heating is wired, the floor is heated and radiators are installed. Not all construction companies agree to this. But I would not advise buying apartments without filling, because in the next 4-5 years the client will be guaranteed to be at the construction site. Even if you finish your repairs quickly, no one can guarantee that your neighbors will do the same. This is very uncomfortable when, after putting the house into operation, tons of concrete must be brought in to make the floor and walls in the apartments. This is a lot of noise, dirt, extra work and, again, financial expenses, ”Alexander Pikulik explains.

Therefore, experts advise, choosing housing, to check what the construction company offers, except for four walls. Particular attention should be paid to doors and windows, if they are of poor quality, then replacing them will “eat” a significant part of the saved budget. The ready-made floor screed, on which the laminate can immediately be mounted, will greatly facilitate future repairs. And also – fine plaster wall plaster for wallpapering.

According to rough estimates, when buying an apartment without filling, the buyer will overpay 50-70 thousand UAH for repairs only for screeding and plastering walls. To this amount will be added the costs of replacing doors, windows, heating system, radiators, etc.

The Tsentralny residential complex reported that windows and doors from European manufacturers were installed in their apartments. This ensures energy saving, which will positively affect the amount in payments for utilities. There is also a final floor screed and gypsum plaster walls. In addition, the company installs underfloor heating in the kitchen and installs steel radiators and heat meters.

Alexander Pikulik adds that before buying an apartment in a new building, you should find out which heating system is planned here. For example, in the residential complex “Central-2”, which is being built on Universitetskaya Street in Irpen, there will be its own boiler room. And this means that you do not need to spend money on the purchase and installation of a gas boiler.
